Standard Project Process

1. Initial Consultation

3. Contract & Deposit

We schedule projects only after we receive:

Once we receive both, we place your project on the schedule. Most standard projects begin approximately two weeks from contract execution, depending on material availability and workload.

4. Material Procurement & Pre-Start Confirmation

Before construction begins, we:

  • Order materials

  • Coordinate delivery

  • Deliver materials in advance when appropriate

  • Confirm receipt and condition of materials

  • Confirm the official start date with you

5. Construction Phase

During construction, Baxter Safe Homes:

  • Oversees quality control

  • Ensures code compliance

  • Maintains jobsite organization and safety

Major additions, master bedroom and bath expansions, and full home remodels follow a structured two-phase process. This approach allows accurate planning, controlled budgeting, and proper permitting before construction begins.

8. Phase 1: Planning & Budget Contract

The initial agreement establishes:

  • The planning scope

  • A target construction budget

  • Design and development services

During this phase, we:

  • Develop permit-ready plans

  • Coordinate engineering as required

  • Finalize major selections

  • Submit and obtain permits

  • Develop the final construction estimate

The planning contract establishes the overall budget framework. Final construction remains within that established budget unless you request scope changes.

9. Phase 2: Final Construction Agreement

After completing plans and permitting, we:

  • Present the finalized construction estimate

  • Review refinements based on approved plans

  • Establish the revised project timeline

You approve the final estimate through a change order. That executed change order becomes the formal construction contract.
