1. Front Porch

• Replace (2) decorative turn columns using vinyl, PVC, or composite material, matching existing style as closely as possible.

• Install approx. 10 LF of PT wood guard railings on porch steps with vinyl/metal grab bar, fastened with exterior screws. Install to code.

2. Rear Porch

• Install approx. 20 LF of PT wood railings with grab bar, mounted in concrete. Include installation of approx. 8 posts and handrails per code.

• Permit required by Henrico County.

3. Exterior Repairs

• Replace downspout extension with 2x3 prefinished aluminum downspout.

• Install ~35 LF of fascia wrap (10 LF secure + 25 LF install), matching existing style.

• Install new crawl space door with new PT framing, plywood, and all necessary hardware (hinges, handles).

• Secure siding on left side exterior using appropriate fasteners and sealing materials.

4. Electrical

• Install (1) combo CO/smoke detector with 10-year lithium battery.

• Install (4) new GFCI outlets in kitchen and bathrooms per code.

• Evaluate two bedrooms with no power and provide detailed report with repair recommendations.

5. Plumbing

• Replace silicone seal around bathtub and shower with mold-resistant bathroom-grade silicone.

6. Interior Components

• Install 12 LF handrail on basement steps. Handrail to be painted, sealed, or stained. Installed to code.
