Baxter Safe Homes needs subcontractors for a residential remodel project in Richmond, Virginia. This is a labor-only opportunity. Baxter Safe Homes will coordinate materials unless otherwise agreed in writing.

Main Contractor Scope of Work

The main contractor will handle the general remodel, waterproofing, floor repair, flooring, and porch/deck repair scope.

1. Site Prep and Protection

  • Protect areas adjacent to the work area

  • Provide dust mitigation

  • Protect customer belongings

  • Protect walkway to the exterior

  • Coordinate material delivery and dumpster access as needed

2. Basement and Crawlspace Waterproofing

  • Inspect for water intrusion and foundation wall issues

  • Seal up to 100 square feet of foundation wall

  • Demo concrete as needed

  • Dig cavity and prep for sump pump installation

  • Install sump pump

  • Improve drainage as needed

  • Help reduce moisture, humidity, and mold risk through proper repair methods

3. Floor and Structural Repair

  • Remove approximately 100 square feet of subfloor

  • Install temporary jack system to prep for joist installation

  • Sister 6 joists

  • Install subfloor

  • Level floor as needed using patch or self-leveler

4. LVP Flooring

  • Prep floor for LVP installation

  • Install LVP flooring

  • Install transitions

5. Porch and Deck Repairs

  • Screw down loose boards and railing

  • Replace up to 30 linear feet of board or railing

  • Reinforce loose porch boards and railings

  • Make entry and exit safer and more accessible

Electrical Contractor Scope of Work

The electrical contractor will handle the dedicated sump pump outlet only.

Electrical Work

  • Install dedicated circuit for sump pump

  • Install dedicated sump pump outlet

  • Pull the required electrical trade permit

  • Complete electrical work to current code

  • Coordinate inspection as required

Permit Notes

Baxter Safe Homes does not plan to pull a building permit for this project.

The only permit expected for this scope is the electrical trade permit for the dedicated sump pump outlet. The electrical contractor must pull the electrical permit and coordinate the required inspection.

Contractor Requirements

Main contractor should have:

  • Residential remodeling experience

  • Framing and subfloor repair experience

  • Waterproofing or drainage repair experience

  • LVP flooring installation experience

  • Porch, deck, or exterior carpentry repair experience

  • Valid business license and insurance

  • Reliable transportation and tools

  • Ability to complete work by the target completion date

Electrical contractor should have:

  • Valid electrical license

  • Ability to pull the electrical trade permit

  • Experience installing dedicated outlet circuits

  • Valid business license and insurance

  • Ability to coordinate inspection as required
