Payment and Required Documents
Baxter Safe Homes pays subcontractors by check or direct deposit.
Before starting work, subcontractors must provide:
Completed W-9
Copy of ID
Certificate of General Liability Insurance
Workers Compensation Insurance certificate, if applicable
If Workers Compensation Insurance does not apply, the subcontractor may sign a Workers Compensation waiver.
Main Contractor Scope of Work
The main contractor will handle the general renovation scope, including demo, carpentry, doors, ceiling framing, drywall prep, insulation, painting, flooring, skirting, mini split installation support, and stairs.
1. Demo
Remove flooring
Remove exterior doors
Remove A/C unit
Remove interior and exterior lights as needed for replacement
Remove wall and ceiling paneling
Coordinate dumpster use and jobsite cleanup
2. Subfloor Repair
Repair one damaged subfloor board
Prep floor areas for insulation, underlayment, and vinyl plank flooring
3. Exterior Doors
Install 2 exterior doors
Adjust frames as needed for trailer installation
Install owner/contractor-provided 36x80 left-hand outswing exterior doors
4. Interior Doors
Replace 2 interior prehung doors
Modify jambs as needed for trailer installation
5. Ceiling Framing and Drywall Prep
Frame ceiling as needed for drywall installation
Install drywall in designated areas
Prep surfaces for paint
6. Floor Insulation and Vapor Barrier
Install floor insulation
Install vapor barrier
Seal and secure materials as needed for a clean installation
7. Painting
Paint interior walls
Paint ceilings
Paint trim
Paint doors
Paint exterior walls and doors
8. Roof Coating
Apply elastomeric roof coating
Prep roof surface as needed before coating
9. Exterior Wall Repair
Repair hole in exterior wall
Repair does not need to be an exact material or finish match, but it must be weather-resistant and neat
10. Vinyl Plank Flooring
Install vinyl plank flooring
Install flooring underlayment as needed
Install baseboard after flooring
11. Building Skirt
Install vinyl building skirt
Secure skirt for a clean and durable finish
12. Mini Split Installation Support
Install 2-zone ductless mini split system
Coordinate electrical needs with electrical contractor
Follow manufacturer installation requirements
13. Outdoor Stairs
Install 2 outdoor stair units
Secure stairs for safe entry and exit
Electrical Contractor Scope of Work
The electrical contractor will handle the electrical portion of the renovation.
Electrical Work
Replace 2 exterior lights
Install flood light circuit for front and rear lights
Install 2 flood lights
Add 1 outlet
Install recessed lighting circuit
Install recessed lighting layout for 4 lights in the main office and 2 lights in the small office
Replace switches and receptacles
Coordinate electrical requirements for the mini split as needed
Complete electrical work to current code
Pull any required electrical trade permit
Coordinate electrical inspection if required

Baxter Safe Homes will confirm permit requirements before work begins.
The electrical contractor must pull any required electrical trade permit for the electrical scope and coordinate the required inspection if the locality requires one.
Contractor Requirements
Main contractor should have:
Residential remodeling experience
Trailer, mobile home, or coach renovation experience preferred
Door installation experience
Framing and drywall experience
Flooring installation experience
Painting experience
Exterior repair experience
Valid business license and insurance
Reliable transportation and tools
Electrical contractor should have:
Valid electrical license
Ability to pull electrical trade permits if required
Experience with lighting circuits, outlets, switches, and receptacles
Ability to coordinate mini split electrical requirements
